Bukisha

Privacy policy

What Bukisha knows about you, why, who else sees it, and what you can do about it.

Last updated: 12 October 2026

This is a draft that is still being reviewed. The final version will be published here before the apps are released.

1. Who we are

Bukisha is a property management and rental marketplace service run by Bukisha Technologies Africa, based in Kericho, Kenya ("Bukisha", "we", "us"). This policy covers the Bukisha mobile apps, the web app and this website. We handle personal information in line with the Kenya Data Protection Act, 2019.

2. What we collect

  • Your account: your name, email address, phone number, password (stored only in a scrambled form we cannot read), profile photo if you add one, and whether you are a tenant, an owner or a manager.
  • Your identity check: see section 3.
  • Renting records: properties, units and their photos, applications, viewing requests, leases and signatures, rent charges, payments and receipts, deposits, repair requests and their photos or videos, condition reports, notices, and the messages sent through the app.
  • Payment details: the phone number or account a payment came from, the amount, the time and the provider's reference. We do not see or store your M-Pesa PIN, card number or bank password.
  • Your devices: the kind of phone or browser you sign in with and when, so you can see and sign out your own devices, and a notification address so we can send you alerts.
  • Your location, only if you allow it: used at that moment to show homes near you. We do not keep a history of where you have been.
  • Support messages: what you send us when you ask for help.

3. The ID check

To check your ID, Bukisha sends the photos you take to an AI service, which may process them outside Kenya. The AI reads your name, the document type and number, and looks for signs that the document was edited.

Bukisha does not keep your photos: they are discarded as soon as the check finishes. We keep only the result (passed or not passed), the reason if it did not pass, and the date, plus, if it passes, your document type and number. The AI service may hold the photos for a short time for safety monitoring and does not use them to train its models.

Landlords and managers you deal with see the result and your ID number, never your photos. This is a basic automatic check of the photos only. It does not consult any government register and cannot guarantee that a document is genuine.

4. Why we use it

  • To run your account and keep it secure.
  • To carry out a tenancy: applications, leases, rent, repairs, notices and the settlement at the end.
  • To show homes on the marketplace and connect people looking with people letting.
  • To send you receipts, reminders, notices and security messages.
  • To bill landlords for their subscription.
  • To prevent fraud and misuse, and to meet our legal duties.

We rely on the contract between you and us, on your consent where we ask for it (the ID check, your location, notifications), on our legal duties, and on our legitimate interest in keeping the service safe and working.

5. Who sees your information

  • The other side of your tenancy. A landlord and their managers see their tenants' and applicants' names, contacts, ID check result and ID number, and the records of that tenancy. A tenant sees their landlord's name and the details needed to pay and to get in touch.
  • Marketplace visitors. A listing shows the home, its photos, rent and location. Where a listing shows a landlord's contact, it is the name, phone and email on that landlord's account.
  • Companies that help us run the service, only as far as each needs: server and database hosting, file storage, email delivery, SMS delivery, push notifications, maps, mobile money and payment providers, and the AI service used for the ID check and for sorting listing photos. Some of them process information outside Kenya; where they do, we use providers that commit to protecting it.
  • The authorities, when the law requires it.

We do not sell your personal information, and we do not show you advertising based on it.

6. How long we keep it

We keep your account for as long as you use Bukisha. Financial records such as payments, receipts, invoices and deposit settlements are kept after an account closes for as long as the law and good accounting require, because the other side of the tenancy depends on them too. ID photos are not kept at all. One-time codes and sign-in attempts are deleted after a short time.

7. How we protect it

Information travels encrypted between your device and our servers. Private files such as repair media and tenancy documents are served only to the people entitled to see them. You can see every device signed in to your account and sign any of them out. No system is perfectly secure; if something goes wrong that affects you, we will tell you and the regulator as the law requires.

8. Your rights

Under the Data Protection Act you may:

  • ask what we hold about you and get a copy;
  • have wrong information corrected;
  • ask us to delete information we no longer have a reason to keep;
  • object to, or ask us to limit, some uses of your information;
  • withdraw a consent you gave, such as location or notifications;
  • complain to the Office of the Data Protection Commissioner if you are unhappy with our answer.

To use any of these, contact us with the details in section 11.

9. Children

Bukisha is for adults. You must be 18 or older to hold an account, and we do not knowingly collect information from children.

10. Changes to this policy

When this policy changes we will post the new version here with a new date, and tell you in the app if the change is significant.
